The Palms is an upscale residential neighborhood located approximately 2 miles north of S.R. 436 on Wekiva Springs Road in northwest Orange County.  The subdivision has over 150 single family homes ranging from 2,100 to over 3,000 square feet.

The area public schools are A-rated Rock Springs Elementary, A-rated Apopka Middle School and Apopka High School which has recently been rebuilt.  A cooperative program with the City of Apopka and YMCA will complete a recreation center/olympic size swimming pool by 2010.
